This page is home to questions that the management company and the board feel are important to most, if not all, residents.  This list includes topics that explain what the HOA does, needs of the residents, common questions asked at board meetings, and even a few rumors that need debunked.

 
Community Center
  • Can I rent the community center?
    The community center is available to rent by all residents whose accounts are in good standing.  Please use your Blackstone Management App or reserve online at Blackstone Management at: https://www.blackstoneam.com/myblackstone/.  
  • Is a security guard needed for my event?
    A security guard is needed for events that include alcohol, live music (band/DJ), teen parties, or for any event that goes beyond 6pm.  Security Officers are needed for a minimum of 4hrs at $35 per hour. For evening parties, the security officer would need to arrive at the start of your event and not at 6pm.  That means at party from 4pm to 10pm, would need security from 4pm to 10pm.  Not 6pm to 10pm.  This policy is also subject to the discretion of management.
  • Is the security deposit refundable?
    The $200 security deposit is refundable provided the contract was adhered too and there was no damage done to center during your rental.  The returned deposit will be mailed to your Fieldside address after your event, in the form of a check.  It may take up to 30 days for the deposit to be returned.  
  • What is the cost breakdown to rent the center?
    There is a security deposit of $200.  A rental fee of $150. And a security guard fee of $35 per hour when needed, with a minimum of four hours.

Landscaping
  • Can I voice my concerns to the landscapers directly?
    The grounds company is contracted by Fieldside.  To have an issue remedied it must come from your management team at Blackstone Management.

  • When it snows, who is responsible for the roads?
    For all public roads, the Charles County Public Works Road Division is responsible.  They can be reached at 301-932-3450, or at 1-888-460-SNOW.
     
  • Will the grounds company maintain my lawn?
    The grounds team has been contracted to maintain the common areas only.  Maintenance and up-keep for individual lawns are the responsibility of the property owner.

  • Can I make payments online?
    To submit your HOA fee payments, you can do 1 of 3 things:
     
    1. You can make an online payment using the following link: https://www.myblackstoneam.com/PaymentDisclaimer.aspx ; or

    2. You can take your check to Blackstone directly to: 2A Industrial Park Drive, Waldorf, MD 20602 from 9am to 5pm, Mon – Fri; or

    3. You can mail your check to:

    If you are having any trouble with making payments, please reach out to Blackstone Management at (240) 349-2117 and please let them know.
  • How do I secure a Resale Package?
    To request a Resale Package, please visit the following website, www.blackstoneAM.com, and in the upper right-hand corner, select My Blackstone, then select the button called, "Owner", then select "Resale Package". 
     
    Complete the prompts to submit your request.
  • I'm a new resident, does the HOA handle concerns with my property?
    If there are concerns about your property, the HOA would not be the ones to contact.  The home owner's association is responsible for common areas and mutual amenities found therein.  Individual properties fall to the responsibility of the property owner.  If it was a recent purchase please contact your developer or the seller to assist you, dependent on your situation.
  • What does my HOA assesment go toward?
    Within the members tab you will find your document library.  Under the budget header you will see how the collected annual dues are allocated within Fieldside.
